Lien

A legal claim placed against a property as security for unpaid assessments or other charges owed to the association. An assessment lien gives the association a priority interest in the property, which must be satisfied before the property can be sold or refinanced. In many states, the association can foreclose on a lien to recover the debt. Liens are recorded with the county.
